Perfect Stay hosts Short-Term and Mid-Term Rentals for multi-family owners in Southern California. We work directly with owners & developers, delivering revenue performance, dynamic marketing & pricing, host relations, 24/7 customer service,  hospitality, minor property maintenance and repair. Hand us the keys, and we’ll earn you more, while increasing the value of your property.

Choose How You Partner With Us

We work with landlords to secure and set up temporary home rentals. Landlord's can choose between 3 different options depending on their income goals for the property.

1) Sublease/Sublet

With this method, we sign the lease with you, make minor cosmetic renovations with your permission and at our expense, furnish and decorate the property. We maintain direct contact with the guests and quickly resolve any issues that may arise. We also hire the cleaning crew to clean and replenish amenities between guests.

  • We take exceptional care of your property, because our business relies on 5-star reviews from guests. We strive to make sure everything is in pristine condition at all times, so we often leave the property in better condition than we received it.

2) Co-Hosting

With the co-hosting model, landlords provide a fully furnished home with our guidance on furnishings and amenities needed to ensure that a comfortable and aesthetically pleasing  home is being offered. Once the property is ready for guests, we handle all the marketing, scheduling, cleaning, and guest communications. We typically charge between 20-25% Co-Hosting fee of monthly gross bookings.

3) Consulting & Property Launch

If you would like to provide temporary housing yourself but aren’t sure how to begin, we offer a consulting service to provide you with the tools you need to succeed. Whether it’s guidance in selecting furnishings and decorations, help with staging and pictures, marketing, guidebooks, leasing, communication, etc., we can help you each step of the way for a one-time launch fee.


Before going down this path, it is important to note that providing temporary housing is a hospitality business that requires more time, up-front investment and engagement than your typical landlord duties with long term rentals. There is no "set-up" and forget it offered in this model.

Perfect Stay provides temporary housing in Southern California: including Los Angeles, Orange, Riverside and San Bernardino Counties.


Mid-Term Rental consists of properties leased for 1-12 months (typically 3-9months) that are often furnished, making them an ideal fit for people relocating or working in an area for more than a few weeks but less than a year. While a Mid-Term Rental is leased monthly (vs nightly or yearly), the daily rate is typically more expensive than the rate of a long-term traditional rental but slightly less expensive than the rate of a short-term rental.


Mid-Term Rental tenants and guests are corporate housing contracts, displaced families from insurance placements, technology companies, universities, film agencies, construction companies, traveling medical professionals, government/military contracts and more!
